Victoria Park Station Area

Defined by a 1 km radius around the station, the area encompasses single-family homes, tower communities, a strip mall, rail lines, ravine landscapes, and the large vacant Runnymede’s Land.

Major Transit Station Area (MTSA)

The MTSA policy designates the 500–800 m radius around transit stations to meet minimum density targets that support more compact transit-oriented communities.

Tower Communities
The existing tower communities, including Crescent Town, sit atop the landscape with little regard for resident movement or underlying ecologies, reflecting the disconnected planning of their era.

Current Proposed Development
New proposals introduce contemporary developer-led towers and podiums, continuing a pattern where landscape remains secondary to built form.

Land Use
Current land use is defined by rigid single-use boundaries, such as residential blocks, a strip mall, and rarely-used green spaces, creating a fragmented landscape dominated by car circulation.
